Why do we "takeover" homes? Don't you say you buy houses?

We consider what we do a valuable service. We specialize in what we do and we are experts at it. We take pride in rescuing people from financial distress and keeping homes out of foreclosure. Many of the homes we buy are not in distress at all but the homeowners simply want debt or payment relief. We also greatly improve the credit scores of those people who have mortages we take over.

Most homes offered to us for sale have little or no equity in it. Since mortgage loans cost money to take out, it makes no financial or business sense for us to do so. Unlike traditional homebuyers that want to live in the home, we are investors running a business. As such, we cannot buy "full priced" homes with new mortgage loans and stay in business long-term. The only way we can buy "full priced" homes with little or no equity is by "taking over" the home and mortgage.

Other homes offered to us are those behind in mortgage payments where the threat of foreclosure is quite imminent. They only way to reasonably sell the house in time and save the home from foreclosure is for us to "take over" the home, pay the arrearages, and maintaining the mortgage payments. In this "takeover" process, we absolutely buy your home albeit in a less conventional way.

What we do is not for everyone. But the dozens of families we have assisted by taking over their homes have been quite happy with us. We assisted them at a time when few real estate agents or buyers could.

There is no cost to you We are not mortgage brokers or lenders. As such, we do not collect any fees or commissions. We are principals and investors in all agreements we participate in. As such, we have a vested financial interest in you and your home. Therefore, we are not interested in "listing" or "selling" homes.

Unfortunately the answer is NO. We are not able to help everyone, but we make every effort! My house is not "perfect". Will my home qualify for your service?

The answer is frequently "YES, your home will qualify for our service". While we do prefer homes that are in relatively good condition, we will also accept homes in poor to fair condition. However, in all cases, our success is dependent on the flexibility and cooperation of you, our client.

Why should we use your service instead of listing our home with a Real Estate Agent?

Absolutely! There are some special considerations that must be accounted for if your house has been listed with an agent. While we do not make it a practice to buy houses listed with real estate agencies, we will consider your house upon your request, If we are unable to buy your house, we may still be able to provide you financial relief by leasing your house. Why should we use your service instead of selling the house myself?

Similar listing it with real estate agents, it is uncertain when the house will actually be sold. In the meantime you continue to pay newspaper and other advertising costs in addition to your mortgage payments. You have the additional responsibilities of taking time to show your house to a large number of potential buyers. Even if you find a buyer, you will typically have to wait untill the buyers qualifies for a loan. This lengthy and complicated process will usually take at least 30 days or more. You may even have to "chip in" and assist with closing costs.

What will You do with my house?

Typically,after we taken possession of a house, we will do a thorough inspection and do the necessary repairs and maintenance to bring it up to relatively "new" condition. This may include general cleaning, landscaping, paint, carpeting, new fixtures, appliances, etc. We will then either lease it out or sell it with private financing. ln either case, we assume all flnancial and management responsibilities of your home and you are free to move on. lt is in our best interest to improve the home when possible. The house you sell will be in good hands and receive the attention it deserves.
