We consider what we do a valuable service. We specialize in what we do and we are experts at it. We take pride in rescuing people from financial distress and keeping homes out of foreclosure. We also greatly improve the credit scores of those people who have mortages we take over.
Most homes offered to us for sale have little or no equity in it. Since mortgage loans cost money to take out, it makes no financial or business sense for us to do so. Unlike traditional homebuyers that want to live in the home, we are investors running a business. As such, we cannot buy "full priced" homes with new mortgage loans and stay in business long-term. The only way we can buy "full priced" homes with little or no equity is by "taking over" the home and mortgage.
Other homes offered to us are those behind in mortgage payments where the threat of foreclosure is quite imminent. They only way to reasonably sell the house in time and save the home from foreclosure is for us to "take over" the home, pay the arrearages, and maintaining the mortgage payments. In this "takeover" process, we absolutely buy your home albeit in a less conventional way.

help everyone, but we make every effort! Every family has a different

Will my home qualify for your service?
The answer is frequently "YES, your home will qualify for our service".
While we do prefer homes that are in relatively good condition, we
will also accept homes in poor to fair condition. However, in all cases,
our success is dependent on the flexibility and cooperation of you,
our client.
-- Why should we use your
service instead of listing our home with a Real Estate Agent?
There are a few reasons why you may choose to use our service instead
of listing your house with a real estate agent:
You have little or
no equity. If
you were to list it, you would end up paying (out of your own pocket)
a large commission for listing and selling your home (often 7%).
This occurs frequently for those involved with job or military transfers
or other "sudden relocation" circumstances. This can also
occur if you have unfavorable terms in your mortgage such as an excessively
high interest rate.
You are behind in your
mortgage, or want to stop making double mortgage payments. Real
estate agents cannot guarantee when they will sell your house after
they list it. You simply hope they sell it quickly and you can cash
out. Unfortunately, you continue to "bleed" financially
because you have to continue making mortgage payments while you wait.
If you are behind in your mortgage payments, we can make them up
for you and then take over the mortgage payments. If you are current
in your payments, we simply take over mortgage payments. We are able
to make your mortgage payments because we are principals investing
in your home.
Your home is run-down
and need repairs. You are concerned
that your home will not sell quickly enough or that there will be
few buyers. This is often correct with "run-down" homes
that need repairs. Because we are investors, we are able to buy your
home and fund the necessary repairs.
We make time guarantees. Real
estate agents are unable guarantee when they will sell your house
after they list it. We are able to contractually make financial
guarantees to you. You will know how and when we will make your
mortgage payments. You will also know how much and when you will
receive your upfront cash. This will put you in a better and
safer financial situation to "move on" to your new
home.
Your home has high
prioritywith
us. Real estate
agents deal with hundreds of homes everyday. Your house is one of
many. Because real estate agents work on commission, they tend to
focus on higher-priced homes in "better areas". The higher
the price, the better the commission. If your home is not "above
average" in price and condition, it will not receive high priority.
Because we are investors, we are concerned with EVERY house we work
with.

There are some special
considerations that must be accounted for if your house has been listed
with an agent. While we do not make it a practice to buy houses listed
with real estate agencies, we will consider your house upon your request.

Why should we use your service instead of selling the house myself?
Similar to listing it with real estate agents, it is uncertain when
the house will actually be sold. In the meantime, you continue to pay
newspaper and other advertising costs in
addition to your mortgage payments. You have
the additional responsibilities of taking time to show your house to
a large number of potential buyers. Even if you find a buyer, you will
typically have to wait until the buyer qualifies for a loan. This lengthy
and complicated process will usually take at least 30 days or more.
You may even have to "chip in" and assist with closing costs.
With us, you pay no fees. You don't wait. You get a strong commitment

--- What programs do you
offer?
We offer a variety of programs. Depending on your time
frame and circumstances, we can immediately take over your mortgage
payments and ownership of the house. Or if you choose not give up ownership
immediately, we may lease the house from you so that you can start
receiving cash payments. If neither of those options are appealing
to you and you have more time, we can assist you in selling the house
where we provide owner-financing to your buyer. We even have a "full price" program.

--- What will you do with
my house?
Typically, after we taken possession of a house, we
will do a thorough inspection and do the necessary repairs and maintenance
to bring it up to relatively "new" condition. This may include
general cleaning, landscaping, paint, carpeting, new fixtures, appliances,
etc. We will then either lease it out or sell it with private financing.
In either case, we assume all financial and management responsibilities
of your home and you are free to move on. It is in our best interest
to improve the home when possible. The house you sell will be in good
hands and receive the attention it deserves.
